Can I still make a profit?
I have a piece of property in town right next to an elementary school. Was wondering if I could build a duplex (3 bedrooms each) and still have positive cash flow. I have no idea what it would cost to build so figured I'd throw this idea on the wall here to see if anything sticks. :)

Before you look at cost, you need to look at zoning and if the city allows it.
