Project Performance (Profit Margin) - Acquisition through Permit

Hello,

Curious if anyone is tracking the difference in their proforma profit margin at deal/site acquisition through permitting? Do you tend to see a reduction in your projected profit due to delays in permitting, additional costs due to unforeseen issues before construction starts, impact fees, etc? How do you forecast project performance from acquisition through permitting? Essentially what is the delta in anticipated profit from acquisition to permitting on average for you?
