Two empty lots in a prime area

I have 2 empty lots in a great area.  I almost sold it, but the more I think about it, I think I need to build a tad above contractor grade house (3/2 or 3/1.75) with carport (not garage - I think a garage is a tad more expensive.   I could rent the houses out for 1,300/mo and feel I can get them built for around 80-90K each.  Applying the 1% rule would make sense here and should have me in the "black" making money here.  Thoughts?
