Pooling Together Investors For Land Development Project, How?

We are trying to acquire a property/land for development, or a possible piecing together of a few adjacent lots for the purpose of a mixed use residential development.  What is the best way to go about this if we want to bring in a total of 3 other investors, in terms of payouts, percentages, contracts, structure of payouts, etc. Is there anyone here that has experience with this? Or where can I find out more info on how to structure the deal? Any help would be appreciated. Obviously of great importance as well is for us to protect ourselves, and use leverage throughout this whole process. Thank you for the help in advance
