Developing land in Central New York near Binghamton

Hello!  I own a large track land near Binghamton, NY.  Portions of the property have amazing views of the I81 valley and I started to think about sub-dividing some of these areas into 1-3 acre lots and work with a developer to build homes, etc.  Before I take this idea any further, I wanted to ask this community for any advice or input.

@Jason Rasinski the feasibility of any such project lies with a few key data points:

1. Zoning and permits

2. The ability to install wet and dry utilities

3. Market demand and the value of the product (lots and or vertical improvements) you plan to offer

4. The cost and timeframes involved with delivering the product

I would start with item 1 and go from there
