Partnering with Home Owners to use equity for new construction.

I've come across multiple properties in my area recently where the existing structure was a tear down but the property itself was in a great location. My question is... is there a strategy that exists where I could partner with the home owner to build a new structure using the existing equity and then split profits 50/50 with them on the back end?
