Are Apt Complex Gates worth it?

I'm purchasing an apartment complex in Memphis where crime can be an issue.  I'm debating between an apartment complex gate or security camera service.  My PM/contractor says that he hasn't had a good experience with gates (tenants run into them, maintenance, etc.).  Would security cameras in breezeways be a good second choice?  Any other ideas to provide my tenants with a sense of security?

Gates are useless and maintenance item. Cameras would be the way to go or add a security guard
