21 Acres, LOI, Central Florida Lots of Questions

Hi, I'm a beginner investor and became a loan signing agent a few years ago, so I would be able to get closer to people in the business. Long story short, I've come across a possible opportunity that I'm trying to work out. 

A property owner has 21 Acres in central Florida off highway 192. Currently a subdivision is being built across the street from the property. The owners have a letter of intent from a large corporate developer for 6.5Mil, however they will not close within the next year. The owners of the property are willing to sell for 5mil if the buyer can close in 90 days without all the extra hassle the large corp brings. Is there a way I can jump right in and find a solution. The sellers will be using a realtor aswell. In comps a property sold similar for 6.5mil. I've found the buyer of that property however its another large developer. Any help is greatly appreciated.
