40 Acres of Raw Land in South Carolina

Our family has recently acquired 40 acres of raw unincorporated land in South Carolina near Lake Greenwood State Park. We have no idea what we should do with it. I've been thinking about a mobile home park. My mom wants to do something more agricultural. 

I wanted to ask those who are experienced with land development - What would you do or what have you been doing that is profitable? Pros and cons?
