Constructions plans for building a duplex?

Good day all,

We're looking at building a few duplexes to rent out. Looking for pretty simple designs that would perform well in Lincoln, NE. What is your go-to resource for finding a plan to show a builder?

We've talked to the city and they can give us the okay if we have a lot that we want, but the builder wants a plan to estimate costs. We need to find a plan, to show the builder, to show the city. Any help or suggestions are greatly appreciated!
