Build For Rent Southeast planning

I feel like a first time caller on a radio talk show, so please forgive me! Our family has been investing in Tennessee and Western Kentucky for 50 years, but we are new to this forum. We do raw land residential development outside Nashville. We also do build for rent in Murray Kentucky, close to Murray State University. We currently manage 45 properties. We are moving forward with our next project- a 48 unit condo development designed as a build for rent. We are considering selling a certain percentage of the fourplexes that we will construct. As we work through the due diligence models, I'm trying to gauge the level of interest out there for investors who would consider purchase of a new construction 4plex.
