How to do Multi-Family comps

I'm just starting with multi-family

Does anyone have some tips on how to do multifamily comps? 

I'm trying to find 3 sold and 3 active but there's not much to compare to in the last year. I'm able to find 3 suitable sold properties but not 3 active. Should I go further back? What should I do in this case?
