Which Multifamily Training Course Do you recommend?

I have decided to get in the game and highly educate myself on multifamily investing. I've seen several investors like Grant Cardone, David Lindahl, Neal Bawa and others offer a training course/ bootcamp but I am not sure which would be the best one to choose. What is course would you recommend to get the best in depth education when it comes to investing in multifamily?

The first two things I would do if I were you is to seriously think about what you want to accomplish and what your values are.  I.e. What exactly are you looking for in a training course.

Once you have identified that narrow down your search to two or three options then consume as much of their free content as possible and make sure you align with them.

Personally, I looked at several coaching programs, Micheal Blank, Rod Kleif, Tyler Deveraux. in the end I decided to go with Jake and Gino because of the community they have built and the people in it. The training is great, the boot camps are fantastic but the people were the deciding factor for me.

I'd start with a book and some podcasts first and then re-evaluate the various courses. Most of the courses have a cheaper weekend you can go to where they'll offer some education and upsell you to their more expensive courses. Learning something ahead of time will allow you to better evaluate at that time.

@Corvez L Kendrick Congrats on jumping into the multifamily world! I have some pretty strong opinions about coaching groups after being in 2 before I found a coach and group that was genuinely built for member success.

A word of caution - the coaching industry can be pretty crowded and if I may be blunt (I'm Texan and I can't help it) - it's pretty slimy, too.  There are many programs designed to build a coaching empire - NOT a real estate empire (clue - many sub-coaches). After spending $53K BEFORE I found the right group, I learned some crucial lessons - my 2 cents below on what to look for and what to avoid.

1. Willing to partner with you in ANY market as long as they like the deal (you need the credibility and financial backing) - there are groups out there that will only partner with you in a specific market (i.e. within a certain # of miles) and this creates a ton of competition where all the members are fishing in the same pond.

2. One-on-One coaching DIRECTLY from the "main" guy/expert - avoid groups with "sub-coaches" (<--these are put in place because they can't handle the volume of new members)..makes you wonder if they're focused on building a coaching empire and making a ton of money from that - OR building a successful real estate portfolio & focusing on the success of their members. If there are a bunch of sub-coaches you may also notice that anyone can join the group if they can pay the fee - look for groups that vet their members since these will be your future partners.

3. Make sure your coaching is coming from someone with 7K - 8K unit portfolio - across multiple markets - and has been through a full deal cycle on multiple deals. There are a lot of gurus popping up selling coaching and they've only done a few deals. You need a strong backing when doing these deals!

4. Avoid groups with weird rules (must use their buying broker and/or can't talk to brokers directly, can't partner with people outside of their group, the coach will only partner with you in a specific market, must use their PM, nickel and dime you on additional fees, etc)

5. Culture of the group - is it established & maintained? These people will be your partners - make sure integrity, character, etc are required values to join the group. This starts at the top with the leader.

6. Reputation in the industry - with investors (is the portfolio hitting targeted returns), with brokers (are deals closing once under contract), with lenders, etc. Be careful who you learn your underwriting from! *I have a really great webinar series on underwriting if you want some structure around what to look for - can't post the link here so feel free to message me

7. How many people in the group are doing deals and getting into General Partnerships? How long does it take to do so? What is the track record of members? How long does it take a member to join a GP?

8. You have to pay to play in this world - if you want the fast track.  Don't cheap it on a coach - you get what you pay for. If you put the work in and dedicate yourself, it can pay off 10 fold and more - get a coach that can get you there faster (they'll probably cost more).

Hope this helps! Trust your gut and intuition...if it feels like a dog & pony show with a lot of flash & money & sales pressure...it's most likely just that. Find a coach who cares about your success and members in their group who are successful!

I have been in your shoes before and was looking at various multifamily training and decided to go to Jake and Gino a little over two years ago for a couple of reasons. I found that in multifamily space, it's all about the team and proximity. Jake and Gino provides a community platform where every community member can grow and support each other to do the deals or at least learn from each other.

@Corvez L Kendrick congratulations on making this decision. I've written about this topic a few times and my response hasn't changed much over time. Many people on the internet feel you can get all the information for free and putting down $5,000-$25,000 is a waste of money. On principle I agree with their sentiments but feel they a missing a huge part of the equation. Those who say that I wonder where they are in their investment journey, are they successful and how long did it take for them to reach that level of success? Does that match your goals?

That being said, full disclosure, I joined Jake & Gino's Wheel Barrow Profits Academy after interviewing multiple organizations.

My recommendation is to do your own research on as many mentorship programs as time will allow. Get a feel for who will be doing the training, how the program is structured, and the services they offer. When I compared my options I felt like Jake & Gino was, and still is, the best fit for what I needed. When I joined I was working a full-time W2 and we had just had our second child. I knew that an intensive 1 month course wouldn't fit into my life because of the other responsibilities I had. Jake & Gino allowed me to do the education at my own pace with their online modules. I was able to do it after the kids were in bed, it made for some really late nights but that was what I needed to do.

In the last 2 years since I made the jump my network has absolutely exploded. I am surrounded by people doing exactly what I want to do, not a week goes by where someone in the community isn't closing on a new acquisition. I found my current partner through the community and they found not only active but also passive investments since joining.

One thing I have been infinitely impressed with is the feeling of belonging since joining the program. There are multiple in-person events every year and weekly training calls where the latest and greatest information is shared. There are also many weekly or bi-weekly student lead calls where we work through things such as underwriting with experts.

It isn't all about the nuts and bolts of multifamily investing, one of the other areas of focus is on mental and family health, and that has helped me on a personal level more than I can explain in a forum post.

I highly encourage you to check them out but also check out the other options, see what fits you and what you need the most, but do your research. I'd be happy to discuss further if you have questions.

You are playing right into their hands by looking for a paid course first when you can get the same and much better information in forums, investor groups, and meetups for free and in the free version no one is going to ask you to pay 25k after a weekend seminar and then give you the same information they've been peddling for 15 years.

@Corvez L Kendrick As you mentioned, there are many groups. I would say they all teach relatively the same concepts. What sets them apart is the community support they each provide. I have personal friends that have gone through all of the ones you've mentioned and some others. Each of them is finding success. That being said, there are people from each of those groups who I'm sure feel it was a waste of money. It all depends on your level of dedication and the time you have to put into it.

Of all the mentorship programs, as you can see from the responses here, the majority of the people I know are in the Jake & Gino crowd. And I think it has a lot to do with the networking community they put together. I am in the MIH (Make It Happen) Mastermind which is connected with Jake & Gino. Ultimately it comes down to which one you feel most comfortable with, which one aligns with your values. But you should definitely start with educating yourself first. Read Joe Fairless' book "The Best Ever Apartment Syndication Book" and also Anthony Vicino & Dan Krueger's book, "Passive Investing Made Simple", and get on some online networking events and webinars to learn more so when you do join one of them you won't feel out of place. Your learning curve will be accelerated.

As mentioned by the other people here, lots of snake oil being sold out there now days! You have a handful of "operators" who have done one or two deals trying to sell a mentorship program for 10k+. When you look at choosing one of these programs, you want to get a feel for what type of value and return you'll be getting our of it. I joined the Jake and Gino Wheelbarrow Profits community over two years ago. At the time I was a bit skeptical, but took the dive anyways. I'd recommend it 100 times over to  anyone looking to get into real estate investing and scale quickly. It was so much better learning 1 on 1 with people with 1000s of units under their belt than trying to piecemeal parts of my education together off forums and other material. I learned more in the first 6 months working with my coach than i did in the first 3 years of trying to do it on my own. @Corvez L Kendrick.   I think courses and mentor ship programs have their place and many people find them very useful.  However i would encourage you to do the research your self and save that money for an actual investment.  The teams and relationships can be formed just as easily with a little hard work and desire and Multifamily investing is not difficult. You can be very very successful without spending your money on a program
