Not quite but definitely trying...

Offer sent on behalf of a potential GP partner on 87-unit deal in MS. Found via BP member introduction.

LOI sent on a 24-unit near Phoenix, AZ. Off market lead via local broker.

Working on LOI for 52-unit deal near Tulsa, OK. Off market lead via local broker.

Working on LOI for 16-unit near Boise, ID. Off market lead via local broker.

Something has to click at some point.  God willing. :)

 That’s awesome! Sounds like you have been busy. Glad to hear you are getting off market deals.

working on closing a duplex in a few weeks, which will add to my rather small portfolio! found it on the market! my goal is to get on @Brandon Vukelich level! i have been calling brokers and putting together some deal packages to present to potential investors! as brandon mentioned something will click and i will take down my first big multi!

    Within the past week:

    LOI submitted - 268 units, Bloomington, IN 2000's vintage, student to conventional conversion strategy / cap rate arbitrage, got to best and final and buyer interview, lost

    LOI submitted - 190 units, Fishers, IN, 2020 delivery, core+

    LOI submitted - 271 units, Evansville, IN, 1970's vintage, value add, LOI submitted

    LOI submitted - 290 units Evansville, IN, 2000's vintage, value add, LOI submitted, lost

    Submitting LOI on an Indy property (not saying) tomorrow

    Working on an off market portfolio in Ft. Wayne, IN for 6 months, LOI submitted awaiting counter.

    Closing on Suncrest Apartments in Indianapolis, IN 140 units 1986 vintage, light value add, at the end of September. 

    Hoping to get at least 2 more deals in before end of the year, but maybe none.

    Amazing! I would love to connect sometime and learn more about your underwriting strategies. I know we most likely have different costs of capital but my biggest challenge, like most, is getting deals to ‘pencil out.’ You obviously have your UW down to a science but I am always curious how other operators get some of these on market deals to work.

    Just closed on a SFH in Sapulpa, Oklahoma. We found the seller via SMS marketing and paid cash for the home. Its absolutely disgusting and needs a cleanout plus a cosmetic rehab, then we will list on the MLS and hopefully make a decent profit! Happy to chat with anyone about the process, especially military investors looking to do BRRRR's/Flips out of state like I am!

    SFR under contract near DT Indy

    Found via MLS. Buy/hold play.

    Interesting tidbit...I had lost out on this deal several weeks ago to another buyer. That deal fell through. Property back on market and I submitted my original offer which was accepted.

    Reviewing inspection now. Look to close in the next 25ish days.
