How to calculate rent price for assisted living facility business

Hello all! I have an 11 bedroom SFH that an assisted living business is interested in renting. They did not name a price as I think they want me to throw a number out. Is there a rule of thumb calculation when determining a round about number? I'm sure I will get in depth with the numbers for sure, but I just want to determine if I'm even interested in this opportunity. Any tips are greatly appreciated!
