Is this ADU worth the cost

Hello everyone,

I have a duplex in Ontario,Canada. I purchased it for roughly $700k last year. I’m currently receiving $3000 a month plus utilities between the top and bottom.

Recent by-law changes have allowed for me to build an ADU in the backyard. The lowest quote I've received to build is $350,000 all in (I've shopped around a lot).Looking at comparable ADU's in the neighborhood I could expect to get $2000 plus utilities.

My question is at the $350k price tag is it worth it?
