Master Lease on College Campus

Interesting situation and have been doing research but can’t find much information on this particular subject.

Found a property on Loopnet. 22 unit building that is said to be on the college campus. It is a year-to-year master lease building to that particular university.

Numbers look great on it but have never heard of this particular situation.

Has anyone done something like this?

If the university decides to not renew lease, can we then rent out units ourselves?

Very odd situation and was just shopping but am curious what others think.
