Should I invest in a rental in an area of just MFHs?

In my search for a multifamily deal in the Dayton area, I came across a duplex that is located in a area of just MFHs. For about a 5 block stretch, not a single SFH in sight. In your opinion, is that good or bad? More competition for tenants? Higher rental demand in the area since its all MFHs? Let me know your thoughts or perspective/past experiences with areas like this.
