✔️Check Out This 291-Unit Asset I Toured

💥 I toured an on market 291-unit property in Louisville today. It was a great experience!

My main goal was to meet the broker in person and build rapport. I drove 2 hours just to tour this property today. It was a fun time and we had great conversations throughout the hour long tour. Relationships go a long way. 

In the end, this property did not check all of the boxes for us but it’s still great to get away from the computer and meet people in person. Remember, real estate is a relationship business. Do not get stuck behind the computer and only send emails to brokers/investors/PMs. You have to get out and meet people!

A few takeaways I have:

✅ Ask questions NOT in the OM

I underwrote this deal before touring. I had a list of questions written down that I could bring up during the tour. Show that you took the time to go through small details in the offering. I think I asked questions that other groups did not. 

*Bonus - If you see something on the tour that’s wrong/messed up, do not make a big deal out of it. Give compliments to the property and the PM. 

✅ Do not make it all business

At the end of the day, we are all people. We all want to do business with people we like. People want to have genuine conversations. Talk about what you are doing over the weekend, goals, or your hobbies. 

✅ Dress professionally 

This has always been a priority for me. Dress for the part. It gives you confidence and first impressions are extremely important!
