Analyzing Duplex Comps

Hi All,

I found a duplex that i am interested in wholesaling. I have searched for comps but there are no recently sold duplexes in the area. Is it possible to use a single family home as a comp for a duplex? I'm at a stanstill trying to figure out ARV. Can anyone offer some guidance? Thanks in advance!
