Looking for a construction loan on for existing multi-family

Hi all-

We have an existing (and rented) triplex in California with an empty lot that we want to put a detached 3/2 unit on. The cost is about $500k. Does anyone know of any products available for a situation like this? Prefer to use a standard GSE loan, but we are open. The plan is to build and refi all into one loan. Thanks for any help you guru's can offer
