Passive partner for Condo Construction

i have a luxury sound/mountain view condo project in Western Washington with 32 units plus ground floor retail (3 pre-sold). 47m completed value and I have 4m equity. The construction loan is at around 25m, 8 units will be pre-sold prior (15m) to submitting for building permit.
