Looking to do long distance real estate investing

Hello BP Family,

I live in Washington DC and currently have a 4 unit building from "house hacking" and I also have a two unit in Baltimore Md. I've been interested in doing some long distance real estate investing and low and behold I ran across a family member who is retiring  and moving to Florida. She has a 2-unit residential property with a full basement in Harrison NJ 07029. She lives in one unit and is renting out the other. I would love to purchase this property as a long term rental, however, the deal doesn't work for me unless I can convert it to a 3 or 4 unit building by rehabbing the basement for one unit and going up an additional level to make it a 4 unit. I am looking for an real estate agent and Property management company and a general contractor that knows Harrison's zoning laws to determine if this is possible.
