Security deposits for existing tenants

Without going into to much detail about the deal, I just purchased a duplex and it is fully rented. I met both tenants and currently they have leases that are expiring in the next 3 months. The house cashflows nicely so I do not want to change much and the work that could / needs to be done inside can not be done with tenants, so for now I want to keep them there. Neither of them had security deposits in place and while I know I can not make them pay for any damages inside since who knows what it looked like, I am wondering if I should do something in the new lease, Maybe add $100.00 per month for 12 months as a refundable security deposit once they move out. Just wondering what others have done in this instance.
