first post. interested in purchasing a duplex.

I have always had an interest in real estate investing for the obvious financial benefits and I have been finally begun to research and educate myself on taking the steps to jump in and and purchase a property. My plan is to buy a duplex with and FHA loan and live in one side and update while renting out the other. I found a property that is very interesting here in my city with a tenet already renting out one side but I am looking for some advice on what to look out for. I think I've learned the previous lease stays with the home but would I need to still make my own individual lease agreement with the renter? Will I need to purchase landlord insurance? lots to learn, appreciate the feed back. Thanks
