VA home loan, house hack, multi-family.

Hi all I haven't posed in a while and I thought I would give an update. 

Next week, I should close on two duplexes. I am going to live in one unit and rent out the other three. I sold my primary residence and used the equity in the purchase of the investment property and I used my VA 0% down to purchase the building I'm going to live in.

After PITI, property management, vacancy, cap ex (low since they are brand new), and maintenance, I will be cleaning $200 a door. When I move in a year, I will be clearing about $2200 a month.

I will also be closing on a refi for a flip on a two house lot. I already rehabbed one of the houses and have renter in house. The other house needs a lot of work, but it will be worth a pretty penny when it is done.
