Duplex zoned for R2 but Assesors site shows as a single family.

Hi, I'm interested in purchasing a rental property that is a duplex property with 2 homes on one lot and zoned for R2 with 2 addresses, 2 gas meters, and 2 electrical meters but the assessors site shows it as a single family residence on a R2 zoned lot.  I would like to rent this out to 2 separate tenants.  What are the potential risks associated with this type of purchase if any?  Thanks..

@Hai Lai call the tax assessor and get clarification. Maybe it is a mistake, or maybe it is not properly permitted. If it is the latter, you probably walk away.
