How to create a relationship with a long distance broker

I'm looking into long distance multi-family investing and as I've been listening to the BP podcast I keep hearing how important it is to have a relationship with a broker. I've never really had a relationship with a broker - let alone a long distance one.

Any tips or suggestions on how I can create a relationship with a broker? more specifically in central florida
