Go through your entire personal network and expand into as many networks as you can. Tell everyone about what you're doing. Engaging with individuals who are already interested/comfortable with real estate and investing is much more efficient than trying to convince someone that first real estate is a good investment and then why you are qualified to manage a project. 

That part about people who are already real estate investors is very important from my experience. Go where the fish are biting, as they say. It's easier to explain the business model to someone who already has experience with cash flow real estate investing.
