Apartment Syndication GP’s

Has anyone have a really amazing experience with an apartment syndication GP that they can share? How much did you invest? What were your returns? Were you paid distributions quarterly or monthly? What were the fees? 

I am working with investors that are always looking to invest passively.

I have invested with several excellent GPs.

Returns and distributions have met or exceeded projections.

I do believe investors will see a decrease in returns due to the lingering impacts of Covid on the economy.

In general, I can expect 6% to 7% cash on cash returns and annual rates of return of 16% and 17%. Some will do better but I am skeptical of investment return projections out of line with the rest of the market.

My investing approach has always been capital preservation first and aim to hit line drive base hits time after time - over time, you win!
