Real estate portfolios for sale, how do you analyze those?

Hello BiggerPockets community.

While searching different sites trying to find my first deal I came across whole portfolio for sale, some are 3 properties some 6 and so on, and they are offered at what it looks like an affordable price. I’m wondering how to analyze this portfolios to take an educated decision on buy or pass.

Also does anybody knows if funding/financing has to be different, like it will be a commercial loan or some other type of specialty loan.
