College Town Investing in an apartment

Hi, I am a college student hoping to purchase a property to live in my last year of undergrad. I am planning to rent to others also.

I was wondering how desirable it would be to purchase a unit in an apartment complex.

I have been looking at the market near my university. Homes are very expensive, but there are a lot of condos/apartments for sale. Most of the articles I read or podcasts I listen to talk about getting a single family home or a duplex as you first investment. I have not seen any of those for sale in my price range. Hopefully, I can snag a town home. Otherwise, I would buy a unit in an apartment complex. I have no idea how owning part of an apartment building would work or if it is worth it. Would too many things be out of my control?
