Apartment Deal Flow Help in Fayetteville and Jacksonville NC
I have a goal of buying my first apartment in 2020. Six months left to go! A month ago I set a goal to analyze one apartment a day (5x week). I've only been using realtors for my lead generation and that is not bringing me enough deals to analyze. Does anyone have any advice on how to improve my lead generation for apartments?
I am currently looking into ListSource and Realeflow to help. ListSource seems decent BUT direct mail has such a low open rate I don't want to do that. I DO WANT to target specific properties, markets, and owners (Fayetteville & Jacksonville NC +25 mile radius, 5-50 units, purchased from 2009-2012, and/or matured loan, and/or LTV of 0-25%, non-corporate/LLC owners). My lists are too specific and small for ListSource and don't meet their minimum sales requirements (I might just expand my criteria to all of NC so I can stay specific and then filter out the zip codes I don't want to focus on).
