Investing in Rental Proprety around Hoboken/Union City/Weehawken

Hi everyone!

I am interested in investing in a single family condo(1BR or 2 BR). Its going to be my first rental property. I am just doubting how is the rental market right now, how quickly I can find tenants or Should I look up for sales with already existing tenants.  I'm looking forward to sync with other owners as well as brokers and salespeople operating in the area.
