Buffalo, NY - Where/How to Look for a Great House Hack

I am looking for advice on how to go about finding a duplex/multi-family in the Greater Buffalo Area to use as a house hack. Trying to find something that’s more or less turnkey - maybe in need of some minor cosmetic work - in an area that’s decent (not rundown or unsafe). I’m open to properties up to $180k. Obviously want lowest possible vacancy rates and maximum cash flow potential. I will consider anywhere in the Greater Buffalo Area that meets these qualifications. Any suggestions as to where to look, and also how to look (is scanning Homesnap/Craigslist enough?) Any advice would be greatly appreciated. Thanks!
