Better House Hack Opportunity: Arlington TX vs Avondale AZ?

A couple positions opened up internally for my work, one between Arlington and Grand Prairie TX, and the other between Avondale and Phoenix AZ. I've been a student of real estate for quite some time and feel like this is a great opportunity for me to finally be able to house hack a duplex/triplex/4plex. The prices I am looking at are approx $80-125k per unit, C+ or B- neighborhoods, and FHA loan.

Which area would be better for me to find MF units that will cash flow, or at least break even. I don't mind breaking even on rent as that alone I would be saving over $2.5k from my rent in CA. 

I did some research and it looks like Dallas area is already too late, and there just aren't that many MF in that area. Houston is also an option but I did not find many MF deals there either in my budget but I don't live there so would like some input from those that do or invest. Avondale seems to have more opportunities, so I am leaning towards AZ.

There is a LOT of demand for small MF (2-4 doors) here in the greater Phoenix area, but it is still possible to find them. As Alan mentioned, ADUs are another great house hack option that many use here. Happy to answer any questions I can about the Phoenix area!
