 TAs a fact, Dubai had a total number of 19.5million international travelers visiting in the first half of 2019 (Jan-June). And this number keeps increasing, as a result the demand for short holiday rentals keeps outweighing the supply

This makes the property market the best venture in Dubai second to only tourism

Forgive me if I offended you. To be clear, I’m not claiming that whatever you’re selling is a scam, or that you are a scammer yourself personally. I don’t know you or your product whatsoever. My point is that guaranteeing 25% returns, or any specific return for that matter, is not something most experienced operators would do, and it sounds highly questionable. Just my opinion, take it or leave it. I think if you adjust your language to be slightly more balanced such as by saying “25% returns are possible”, or “investors are consistently getting 25% returns”, you’ll come across a lot less scammy. The word guarantee just raises a lot of red flags for me personally as legitimate investment vehicles aren’t typically guaranteed. Investing over seas is interesting, and many people find success doing so, however due to the prevalence of scammers in the international investing sphere, someone looking to attract international investors would be wise to be extra careful in their approach. That’s all I’m going to say, good luck with your business and I wish you the best.
