Acceptable Source of Fund for Cash Out Refinancing

Hi all,

I've been reading about investors offering cash for a better chance of getting their offer accepted and after they have the property they will process their cash out refinancing. I know that gift money can not qualified as a source of fund for the purchase of the investment property to be financed.

My questions are:
1. if I were to buy the property for cash. What kind of fund will qualify for the cash out refi?
If I have a partner that contribute some fund toward the purchase of the investment property, will I be able to do the cash out refi? will they have to be on the loan application too?

2. Will fund that was obtained from debt repayment qualify for cash out refinancing?
