Skip tracing and calling

Hello BP,

When going through your list and you skip trace to ensure that the owner on file is who you have on your list, you find their phone number. How does one start that conversation? Is it a regular hey Mr/s. Doe, my name is xyz I am a local real estate investor and came across your property at 123 st and was wondering if you’re interested in selling? Or is there a better opening where you don’t sound like such a sales person?
