Removing a 55+ restriction on apartment complex

Hey all,

I have searched the forums and online for knowledge of restrictions on removing the 55+ restriction on an apartment complex. Does anyone have any experience or know of any watch out when doing this?

This is not a house in a 55+ community. This is an apartment complex that is currently 55+ which has locked rents in low.

I appreciate any input!

Yes. That is why I mentioned it is an apartment complex I am buying. The only contractual issue I would have would be on the leases that state it will be a 55+. I could wait for all of those to be month to month prior to removing 55+ designation .

No HOA or condo if I were to own the complex.

Does anyone know of any CA state or local laws that might affect the ability to change that?

 Many of the 55+ apartment complexes in my areas are zoned as such, so you might have to fight with the zoning board. You might be able to learn a bit about your options by reading the local zoning codes and seeing if and how they apply.
