Zoning Question - Teardown

Hi all,

I'm looking at purchasing a teardown to develop four condos. The boundary that the house is located in was rezoned from residential into a light commercial zone back in the 80s which allows for condos. For some reason, the city appraisal website still shows the zoning for this house as "single-family residential." Has anyone ever experienced this? Will I have to go through rezoning to build the condos or will the fact that the house is now in a commercial zone allow me to bypass the rezoning process? I know it's different everywhere, but I'm just curious. I've tried phoning the city but it looks like I'll have to go in person.

You'll need to talk to the city to get an official zoning certificate. It should show the commercial zone. I'd do this research before buying it. Websites can be wrong. You may be able to find information through the cities gis website, or a city zoning map, however, you need the official zoning cert.
