LLC Question - Where should one open an LLC

Hi BP professionals, 

My question for today is where should one open an LLC - is there a difference? benefits opening in a specific place vs other places?

I own a couple of duplexes around, but all of them are registered under my and my wife's name. thinking about moving forward and continuing with some commercial loans vs private mortgages I understand it's the next logical expansion path.

I open an LLc in the state of the property. But, those llc’s are owned by my trust, and operated by another LLc, also owned by my trust.
