Buying a duplex to live/rent out of-thoughts welcome

25 and hoping to be able to buy a 2-4 unit building before I’m 30 hopefully in the next three years. Sold MF buildings the last 2 ish years so have a very firm understanding of investing but not so sure about the financing as far as how much I would need to put down where 20% would take some time to collect. I also don’t want to put too little and have a very high principal. I know residential loans require less down. At least in CO.

Any and all thoughts are appreciated. Finance related or just general thoughts, ideas, cautions, best practices, etc are all welcome and appreciated
