Favorite investment areas of Albuquerque, NM?

Hi BP community!  My wife and I are looking for a multi-family in Albuquerque.  We'd prefer a duplex or triplex, but we're open to more units.  Can you recommend the more sought out areas and/or zips of Albuquerque?  Thanks in advance!  We really appreciate your input.

Cameron, 

I am also lookin into Albuquerque, I have lived there for three years from 2013, and will now be here for another three.  I would avoid anything directly north of base as this is called by the locals the "war zone".  From about Eubank to Carlisle and base to Lomas.  

At the same time, if you do land something in that area, it may be pretty cheap.  Just make sure you have a combo gate for your tenants and you may be able to get some long term renters or even college students. 

That being said, anything around Nob Hill as this is the downtown area would be good to look into.  And this area is close to UNM, as well as UNMH (a learning hospital that puts out a ton of residents). Good luck friend, please let me know if you find a good opportunity here that your not willing to jump on just yet, and I will do the same?
