How do I use resources available to start?

First of all, Thank You!

My question is: I have approx $30K in cash, $37K available thru a 401K Loan at 5.75% and $250,000 available in Unsecured LOC at 5.75% totaling $317,000. Where do I start and what's the most strategic way to use these funds to my advantage and be able to continue reinvesting in more properties? Do I tie up my available cash for a downpayment or use the loan money available? Please advise!
