Tactics: Connecting Investors To Deals

Hey Everyone, wanted to get your advice on keeping deals and dollars coordinated. What are some strategies you have for connecting investors with different deals.

For example, I am entering into the GP with an operator who is sourcing a multifamily deal down in Texas. At the same time, my business partner is friends with a flipper with 30 years experience who has investment opportunities also. Other deals come up every now and then too. What's the best way to introduce these to investors or gauge which one they might be most interted in. Conversely, If I know someone interested in investing, would you send them every opportunity that comes up, or would it make more sense to ask them ahead of time what they're specifically interested in.

Realize this is a bit vague, but I'm trying to learn about things I may not even be thinking of, so interested in how you guys approach coordinating investors and deals.
