MFH in and around Tulsa

I have a couple of duplexes and SFH in and around Tulsa that are rented out and managed by a property management company. I would like to get into MFH there. I would like to know how the market looks like in terms of MFH and what areas to consider and avoid.. Any advice would be greatly appreciated.

I live in Bay Area, but went to school in Tulsa and love that city. Would also be interested in exploring partnership opportunities.

Not sure where your homes are but my experience is that you can get solid B SFR properties in Tulsa that will always stay rented and have some appreciation. These rent from $800-1100 per month. Most of the MFH in Tulsa is C or D disguised as C. These rents range from $450-$695. Turn over is high and maintenance is crazy. In this market I really feel like moving into this type of property is a step backwards. Reach out if you would like to discuss. I am always happy to visit.
