Buying the rental nextdoor

The house nextdoor to me was reverse mortgaged and is going to be coming available. There are some updates that need to be done like the furnace, hot water heater and some other updating. However over the last five years the roof, siding and most of the windows have been replaced. The home was used as a mother daughter and according to the local zoning department it is zoned as a non conforming duplex (lot size is to small). My feeling is it would be nice having the rental property nextdoor so I can keep an eye on it. My holdup is my Tennant's will think I'm always at their disposal. Feelings? Oh this is my first rental property.
