Can I BRRRR a Duplex Portfolio in Memphis?

I have access to an interest-only, securities-based loan, which should allow me to make a cash offer on a portfolio of duplexes, all near each other in East Memphis. Below are the per duplex numbers.

Purchase + rehab: $61,500
Rent: $1150/mo
Cashflow: $550/mo

After all the units are rehabbed and rented for 6-12 months, I'd like to do a cash-out refi to pay off the securities-based loan, so I can do the whole thing over again. Is a portfolio of duplexes something I'm likely to be able to get a 75-80% LTV refi loan on?
