Evicting current AZ tenant before lease expiration - how?

Recently bought a 4PLEX and the contract is under AZ standard rental contract. His lease term goes till mid next year. This tenant is creating HOA violations and neighbor complaints. Please help advise how best we can start the eviction process? Thanks
